Amenity-rich subdivision could be the next trend in Corpus Christi development

The Corpus Christi City Council approved a petition Tuesday for the Mirabella Public Improvement District. It is an amenity-rich residential development that would be located at Chapman Ranch Road and County Road 22.

Under state law, a public hearing will be held on the petition, which was filed on behalf of Rhodes Development.

The city’s Public Improvement District will use a tax to help fund infrastructure needs such as water distribution, roads and landscaping.

“There’s an assessment done on all of those properties within that district. And then the assessments that are collected will help pay for all of that infrastructure,” said Heather Hurlbert, Corpus Christi’s deputy city manager.

Mirabella would encompass 300 acres with more than 1,100 homes, 23 acres of parks, 13 miles of walking and biking trails, a community center, a swimming pool and sports fields.

“This offers a different product. If you look at some of the larger cities in other parts of Texas, these service-based housing developments are very popular and provide a slightly higher level of services to residents who live there,” Hurlbert said. .

James Maddalone is a resident and developer near London who supports the idea of ​​growth.

“Design wise, it looks very well designed, nice big parks, pools, trails and trails. “I think it all looks very, very attractive,” he said.

James and his wife Megan Maddalone own the London Square Plaza. They have seen the growth of London and expected more.

“The London Square Plaza, right there on the corner next to London ISD, has done extremely well over the last two years,” James said. “I think people are really making it their go-to place for games and after school, hangouts. with the patio. “I really feel like this is the next step for growth, the continued growth of London is to bring in a great subdivision like this.”

Hurlbert hopes to see more developments like Mirabella, something she says Corpus Christi needs.

“We are working with several developers who are considering some type of larger master plan for communities throughout the city. “We hope to see a little more of that instead of smaller developments like you see on the south side right now,” he said.

If the project is approved, it would be a 10-year development, in six phases, whose value would be 467 million dollars.

The city would also consider creating a tax increment reinvestment zone for this and future developments.

The public hearing will be held at the City Council meeting on December 3.
